Invitation for Expression of Interest
The sale and development of Lot 34 at Tonsley Innovation District is proposed to provide a contemporary retail experience incorporating a range of general and specialist retail outlets to service the growing Tonsley and surrounding populations.

Renewal SA is proposing that Lot 34, which is 11,890m2 and is located west of the Main Assembly Building (MAB), is sold and developed as a retail facility.
In a prime location to draw on existing and future business, residential and student populations, the retail development will provide products and services to the Tonsley community and the wider southern Adelaide region.
There is also potential to include mixed-use development on the allotment.

In keeping with the vision of Tonsley, it is envisaged the retail development will provide a modern, innovative and future-orientated retail experience, inviting visitors to linger and enjoy spending time at the location.
The retail development on Lot 34, along with the adjacent redeveloped Boiler House will be an integral part of Tonsley’s retail and entertainment heart.
These two sites will become a place where entertainment, retail, dining, residential living and business mix. The redevelopment of this area at Tonsley has the potential to be a leading example of public space, incorporating:
Lot 34, which is 11,890m2, is adjacent to the MAB and Western Plaza, within close walking distance to the Flinders University building, TAFE SA, the residential development “Tonsley Village”, Clovelly Park railway station and other developments within the district. It sits near the main western entrance of the site and on the main thoroughfare leading from the railway station.
Construction of access roads on the north and south boundaries of Tonsley are planned for the future. It is estimated that in excess of 5,000 vehicles will pass Lot 34 per day.
On behalf of Renewal SA, Colliers International is seeking Expressions of Interest from parties for the purchase and development of Lot 34 as a retail facility in accordance with the provisions of this Document. Expressions of Interest may also incorporate mixed-use development on the allotment.
