Tonsley Village set to expand with new land acquisition

Leading Australian property developer Peet has announced the expansion of its Tonsley Village development, with plans to add nearly 50 homes and new public open space to the fast-growing community. After receiving planning approval last month, construction on the site is due to commence in 2024.

The approved plans, that have been developed by Peet in partnership with Renewal SA, will see half of the 1.61-hectare expansion site dedicated to an expansive nature reserve and wetland area. The remaining half of the site has been planned to feature nearly 50 new terrace homes.

"With Tonsley Village expected to house nearly 2,000 residents, it is important to strike the right balance between new housing supply and the need for public amenity. This upcoming stage will do just this, significantly increasing the open space and parkland in the community, as well as providing another pedestrian pathway within Tonsley Innovation District. Working in partnership with Renewal SA and City of Marion, this is a prime example of what can be achieved when the private and public sector work together to build connected communities to support growth areas like Tonsley. The new wetland and open space will feature extensive native planting, covered BBQ and seating facilities which will be integrated into the adjacent Byron Reserve. Residents will also benefit from improved connectivity within Tonsley Village via a green link which will include a walking and cycling path and improved access to Cohen Court Reserve, which is set to be upgraded by council this year.

The new homes will include some of Tonsley Village’s most popular housing options, the Altura 1 and Altura 2 three-bedroom townhouses. The Altura range includes both single and double car garage options, two and a half bathrooms, as well as modern design and appliances throughout, and are priced from $575,000.

Renewal SA Executive Director, Property and Major Projects, Todd Perry said Tonsley was one of the most unique communities in South Australia.

"Tonsley Innovation District’s backbone is innovation, and we see the project continuing to evolve to meet the ongoing requirements of the community – whether that be via the breakthrough technologies, products and services invented and manufactured in and around the Main Assembly Building or, in the case of Tonsley Village, mindfully creating more housing opportunities during a housing crisis."

“Peet has done a wonderful job curating this tight-knit, well-balanced community, and residents will no doubt welcome the additional open space being delivered.”

Tonsley Village forms part of the wider Tonsley Innovation District, a high-value manufacturing hub combining academia, industry, and high-quality residential living just 10 kilometres from Adelaide’s CBD. The residential development was first announced in 2016 as a partnership between developer Peet and Renewal SA.

Tonsley Village has gone from strength-to-strength and 2024 will be another big for the community. Residents will soon be able to enjoy hospitality at the Boiler House micro-brewery, restaurant, café, and bottle shop, with works scheduled to commence in April ahead of a planned opening in the second half of next year. The Boiler House is owned and operated by the Duxton Pubs Group in conjunction with independent South Australian brewer Little Bang Brewing Company.

“Over the last decade, Marion Council has seen Tonsley grow into a world-class Innovation Precinct,” City of Marion Mayor Kris Hanna said. “The expansion of the residential area, together with the recreation area and bikeway being created by Marion Council, and future retail offerings, will make this an even more desirable place to live, work and play.”

Peet has nearly 130 years’ experience building master-planned communities across the country. Peet is also responsible for the award-winning Lightsview, Bluestone, Mt Barker, Woodville Rd, Forestville and Fort Largs.
