Prime parcels of land hit the market at Tonsley Innovation District

A string of strategically located blocks within Tonsley Innovation District, boasting high exposure to the Southern Expressway, have been put on the market by Renewal SA.

The four elevated lots along a newly formed cul de sac in the South-Eastern corner of the District provide a prime branding opportunity, just moments away from its hub of innovation – the Main Assembly Building (MAB) – and some of the area’s most well-known tenants TAFE SA, Hydrogen Park SA and Siemens Energy.

Each allotment is zoned for multi-level construction and development-ready (subject to land division), with connected services and finished civil works, providing significant prospects for mixed use across manufacturing or commercial operations.

Edison Road is also rated for B-double access and provides quick links to key arterial connector, South Road.

Renewal SA Commercial Sales and Leasing Manager Alana-Rose Capozza said the allotments were some of the last remaining land holdings available at Tonsley Innovation District and made for perfect office-workshop tenancies for businesses looking for that 2,500sqm to 5,000sqm parcel to scale up and accelerate production.

"We know innovation can no longer take place in isolation, so this is an opportunity for organisations to establish symbiotic alliances with firms in related sectors and benefit from each other’s unique expertise, share talent, experiment, ideate and prototype new solutions together that facilitate mutual growth."

“Tonsley also provides a pipeline of skilled graduates at your doorstep, so if you’re looking for workforce labour, there are more than 8,000 students who are pursuing careers in science, engineering, the trades and sustainable industries at the on-site campuses of Flinders University and TAFE SA. These campuses generate a highly skilled trajectory of future innovators at the fingertips of Tonsley’s resident businesses, who have had immersive, industry-relevant training, and are equipped to work in fields relevant to Tonsley’s areas of strategic focus,” Ms Capozza said

The parcels for sale include:

  • Lot 802 Edison Road – 3,759 sqm
  • Lot 803 Edison Road – 2,708 sqm
  • Lot 804 Edison Road – 2,504 sqm
  • Lot 806 Edison Road – 3,753 sqm

Two further allotments – lot 801 and lot 807 – within the Edison Road enclave are also on the market but are currently under negotiation.

Ms Capozza said the size of the four parcels on the market could vary depending on a purchaser’s requirements and subject to conditions.

Tonsley Innovation District has a business suitability policy that reflects its economic development objectives. Businesses interested in moving to Tonsley should demonstrate their alignment with high-value manufacturing or Tonsley’s four focus sectors.

“This is a significant opportunity for any business that sits within Tonsley’s four sector pillars – Cleantech and Renewable Energy, Health, Medical Devices and Assistive Technologies, Mining and Energy Services and Automation, Software and Simulation – to join the District,’ Ms Capozza said.

“The District is humming, and we are seeing time and again, as new businesses join the precinct, the instant elevation their brands get, thanks to the collaborations and networks accessible to them at Tonsley.

"Recent examples of this are Accurate Dosing Systems which has landed a multimillion-dollar contract since moving to Tonsley Innovation District, and Hydrogen Park South Australia - also along Edison Road - which is driving the state’s hydrogen economy and has just begun servicing industry at the Whyalla Steelworks with the green energy it produces."
